Two new freehold residences were inserted into the back yard of this 1200sqm development site. The original houses were retained and the land subdivided to achieve four separate titles. With the resulting vacant lot sizes of 270sqm and northern frontages of only 8.2m and 8.6m some innovative planning and design was required to achieve exposure to the desirable aspect while maintaining privacy and maximizing space. Each house was split into two distinct masses which were then linked by circulation spaces adjacent to a central void. This layout combined with split skillion roofs rising to the north provides great permeability and directs light and air into the centre of each house. The living spaces link directly to front and rear courtyards making the spaces feel larger. This also improves amenity between neighbours by focusing activity away from the side boundaries.

This project was used by Tweed Shire Council in their Draft Town Plan as an example of what could be achieved on a small site.
